About this site. Húsgreind is an independent information site about the Icelandic housing market. Access is free, there are no accounts, and the site sells no products or services. By using the site you accept these terms.
Valuations are statistical estimates. Valuations on this site are computed automatically by a statistical model from public data. They are neither the official HMS property assessment (fasteignamat) nor an appraisal by a licensed real-estate agent, and they replace neither. Every valuation is shown as a range with its measured accuracy — see the methodology and accuracy measurements — but the actual sale price of an individual property can fall outside the range. Condition, renovations and other factors absent from public records affect prices but are not part of the model.
Not advice. The content of this site is intended as general information and is not financial, legal or real-estate advice. Decisions about buying, selling, borrowing or lending should rest on professional assessment and verified information about the specific property, not on an automated estimate.
Data and liability. The site's source data comes from official sources — including the HMS purchase register (Kaupskrá), aggregate data from the HMS rent observatory (Leiguverðsjá), Statistics Iceland and the Central Bank of Iceland — plus live listings from Vísir. Registered records, such as sale prices and dates, are displayed as published by the source; valuations, indices and other summaries, however, are computed by the site itself from that data. Despite systematic quality checks, the site may contain errors, delays or gaps. It is provided “as is”, without warranty that the information is accurate or complete or that the site is always available, and to the extent permitted by law the operator is not liable for losses arising from its use. Error reports are welcome and corrections are made — see contact.
Use and republication. Anyone is free to browse the site and reference its content. When republishing its analyses, figures or graphics, attribution to husgreind.is is requested. The underlying records are open public data subject to their sources' terms. Presenting the site's content as an official assessment, as advice, or in any other misleading way is not permitted, and automated access that disrupts the operation of the site is not permitted.
Copyright. The site's presentation, texts, analyses and design are the copyright of the operator unless stated otherwise. That copyright does not extend to the underlying public records themselves.
Changes. These terms may change; the date of the last update is shown at the bottom of this page. Continued use of the site after a change constitutes acceptance of the updated terms.
Operator and contact. The site is operated under the Húsgreind name. Questions, reports and correction requests are received through the contact page. The site and its use are governed by Icelandic law.
